Attic Insulation Rebate in Richmond Hill: What You Actually Get in 2026

Search “attic insulation rebate Ontario” and every result shouts the same number: up to $1,250.

Almost none of them mention the part that determines what you’ll actually receive:

The rebate is calculated at 50% of your total attic insulation cost after tax, up to the maximum for your bracket.

So if your attic job costs $2,000 including HST, your rebate is $1,000 — not $1,250. You only reach the $1,250 ceiling if the project costs $2,500 or more and you qualify for the top bracket.

That single rule reshapes the whole calculation. Here’s everything else that matters, verified against the official program as of July 2026.

Two different programs. Don’t mix them up.

Ontario’s Home Renovation Savings program (delivered by Enbridge Gas and Save on Energy, with Government of Ontario support) has two separate paths. They pay different amounts and have completely different requirements.

Path 1: Standalone atticPath 2: Bundled upgrades
Energy assessment required?NoYes — before and after
Number of upgrades neededAttic onlyTwo or more
Max for attic insulation$1,250$1,500
Max for insulation overall$1,250 (attic) + $750 (cathedral/flat roof)$7,700 across all insulation types
SpeedFaster — no advisor schedulingSlower — two assessment appointments
Best for“Just do my attic”Whole-home retrofit, or attic + walls + basement

You cannot use both paths for the same attic. Choose one.

Most Richmond Hill homeowners who only want the attic done take Path 1. If you’re already planning windows, a basement, or wall insulation, Path 2 is worth the extra paperwork — the numbers are meaningfully bigger.

Path 1: the standalone attic rebate (no energy assessment)

How much you get

Your bracket is set by how much insulation you already have, and you must reach at least R-50 to qualify.

Existing insulation levelMust reachMaximum rebate
R-12 or lessR-50$1,250
Over R-12, up to R-25R-50$1,000
Over R-25, up to R-35R-50$800
Over R-35Not eligible

Cathedral ceilings and flat roofs are treated separately:

Existing levelMust reachMaximum rebate
R-25 or lessR-28$750
R-12 or lessR-20$650

The two rules that change your number

1. It’s 50% of cost, capped. The rebate pays half your after-tax attic insulation cost, up to your bracket maximum. Worked examples:

Existing R-valueProject cost (incl. HST)50% of costBracket capYou receive
R-10$1,600$800$1,250$800
R-10$3,000$1,500$1,250$1,250
R-20$3,000$1,500$1,000$1,000
R-30$2,000$1,000$800$800

The lesson: a bigger project doesn’t get you more than your cap, and a small project won’t reach your cap. Ask your contractor to model this before you sign anything.

2. You must insulate 100% of the roof assembly area. You can’t do half the attic, or skip the awkward section over the addition. The entire attic / cathedral ceiling / flat roof area in scope has to be brought up to standard.

Who qualifies

You must:

  • Own the home. Renters and landlords insulating a tenanted property don’t qualify under this stream.
  • Live in an eligible housing type: detached, semi-detached, row/townhouse, or a mobile home on a permanent foundation.
  • Heat with either: natural gas from an Enbridge Gas account (furnace or boiler), or electricity, oil, propane, or wood while connected to Ontario’s electricity grid.
  • Not have received an attic insulation rebate before from Enbridge Gas, Save on Energy, the Government of Ontario, or the Home Renovation Savings program.
  • Use a program-approved contractor (more on this below — it matters).

Excluded:

  • Stacked townhouses — a genuinely common exclusion in parts of the GTA. Check your property type carefully.
  • New builds occupied for six months or less
  • ❌ Homes that already claimed an attic rebate

The step most people get wrong

Confirm your eligibility with the program before the work starts.

If you’ve already begun the attic upgrade when you apply, you can be disqualified. The order is:

  1. Complete the eligibility form at homerenovationsavings.ca and receive your list of participating contractors
  2. Choose a participating contractor and get a quote
  3. Have the work completed
  4. Your contractor submits the documentation
  5. You receive the rebate — Enbridge customers as a bill credit, electrically heated homes by cheque

Do not let anyone start blowing insulation before step 1 is done.

Path 2: the bundled route (energy assessment required)

If you’re doing two or more upgrades, the amounts get much larger. Insulation caps out at $7,700 in total across the house.

How Path 2 works

  1. Book a pre-retrofit energy assessment with a registered energy advisor from an approved service organization — before any work begins
  2. Receive your Renovation Upgrade Report with recommended upgrades
  3. Complete at least two of the recommended upgrades
  4. Book the follow-up assessment with the same energy advisor
  5. Rebates are issued after your advisor submits the documentation

Two things sink Path 2 for people: starting work before the first assessment, and doing only one upgrade. Both are unrecoverable.

Notable for Richmond Hill homes: the rim joist rebate ($300) and basement wall rebate (up to $1,500) are frequently overlooked. If you’re already in the basement, they’re often the cheapest way to reach your second qualifying upgrade.

What about the federal programs?

Short answer: the federal money most homeowners remember is gone.

  • Canada Greener Homes Grant — closed to new applicants
  • Canada Greener Homes Loan (the interest-free $5,000–$40,000 loan) — closed to new applications as of October 1, 2025, per Natural Resources Canada. Homeowners already approved continue through the existing process.

If you see a contractor website still advertising “up to $10,000 from the Canada Greener Homes Loan,” that page hasn’t been updated. It’s not available to new applicants.

Natural Resources Canada has since launched the Canada Greener Homes Affordability Program, aimed at lower- and median-income households and delivered through provincial partners rather than directly by NRCan. Availability and rules in Ontario vary — check natural-resources.canada.ca for current status before counting on it.

Can you stack rebates?

Only carefully.

  • ❌ You cannot combine the Home Renovation Savings attic rebate with other Enbridge Gas, Save on Energy (IESO), or Government of Ontario incentives for the same measure.
  • ⚠️ If you’re receiving a rebate from any other utility, municipal, or government program for the same attic work, you must tell your contractor during the application.
  • 🔒 Hard ceiling: your combined rebates from all sources cannot exceed 50% of the total after-tax cost of the measure.

Two warnings worth taking seriously

1. Rebate scams are active in Ontario. The program administrators have posted a public warning about fake websites, unauthorized rebate offers, and people impersonating approved contractors. Never share personal or account details with an unsolicited caller or door-knocker. Verify any contractor’s participation directly through the official program site: homerenovationsavings.ca/scams

2. The program can end without notice. Program terms allow modification or termination at any time. Any published end date is a plan, not a guarantee. If an attic upgrade is on your list, the rebate is a reason to move sooner rather than later.

Frequently asked questions

How much is the attic insulation rebate in Richmond Hill? Up to $1,250 through the standalone attic path, or up to $1,500 through the bundled path — but calculated at 50% of your after-tax project cost, and dependent on how much insulation you currently have.

Do I need an energy audit to get the attic rebate? Not on the standalone attic path. Yes on the bundled path, both before and after the work.

What R-value do I need to reach? R-50 minimum for the attic rebate. R-28 or R-20 for cathedral ceilings and flat roofs, depending on your starting point.

I have R-40 in my attic. Can I get a rebate? No. The standalone attic brackets stop at R-35 existing. Above that, you’re outside the program — though topping up may still make sense on comfort and energy grounds.

I rent out the property. Can I claim it? Not under the standalone attic stream — it requires that you own and the program is directed at homeowners. Confirm your specific situation with the program directly.

I live in a stacked townhouse. Stacked townhouses are explicitly excluded. Standard row/townhouses are eligible.

How long does the rebate take to arrive? It’s issued after your contractor submits the closeout documentation. Processing times vary with program volume — ask your contractor for their current experience rather than relying on a published estimate.

Can I do the work myself and claim it? No. The work must be completed by a program-participating contractor.

Before you book anything

Three things worth doing in this order:

  1. Measure your existing attic depth. It determines your rebate bracket before anyone quotes you. Here’s how to check it yourself in five minutes →
  2. Confirm eligibility on the official program site, not through a contractor’s form: homerenovationsavings.ca/without-assessment/attic
  3. Get a quote that shows the rebate math — your bracket, your project cost, 50% of cost, and your resulting net. If a contractor won’t put that on paper, that tells you something.
